Financing for 0-30% AMI group without Section 8

Hi All,

I'd like to know if you are familiar with groups that have successfully financed affordable housing projects benefiting 0-30% AMI households without the use of Section 8 funds. A government housing director is looking for case study examples that illustrate such creative financing mechanisms. Please share some excellent examples.
