Is anyone aware of any examples of multi-story affordable housing with an elementary (or other) school on the ground floor?  Is there anything out there like this?  Please share any information! Thanks.

Yes: Turtle Island Development in the Portland Oregon Pearl District is the developer of the Ramona Apartments designed by Ankrom Moisan Architects. It was conceived as affordable family housing with a ground floor elementary school and scaled back somewhat by Portland Public Schools during design development. Ed McNamara is the principal of this development company. Here is a link to AMAA's design portfolio: they do great work.

The closest thing in Milwaukee is Villard Square Apartments which is above the Villard Square Library.  This was a recent project using LIHTC in cooperation with site of a library donated by city. More info at http://www.nwscdc.org/community/2011/08/31/villard-square-grandfami... and Google. The City liked this so much that they've in process of doing it again with the East Side Library, market-rate apartments this time.  Info at http://www.jsonline.com/business/plan-commission-oks-revised-plan-f...
